Non-Profits - Deals Done

The Gauthier Law Group has handled all of the following transactions for its non-profit clients:

  • Acquisition and development of eleven new facilities in Wisconsin and Illinois for Milwaukee non-profit corporation.
  • $10,000,000 Tax Exempt Revenue Bond Issue by the Wisconsin Health and Educational Facilities Authority used to finance the acquisition, construction, renovation, remodeling and equipping of facilities in Wisconsin and Illinois that are owned and operated by a Wisconsin not-for-profit corporation. The innovative cross-border nature of this financing was the subject of an article in The Bond Buyer.
  • Development and management of a strategic plan to help Midwestern non-profit obtain government approval of controversial facilities in Wisconsin and Illinois on an expedited basis. After the implementation of this plan, our client achieved a 100% success rate in obtaining government approvals.*
  • Negotiation of agreement with Midwestern developer to acquire and develop new facility locations for non-profit corporation based in southeastern Wisconsin.
  • Strategic management of timeline for approvals required for complex non-profit redevelopment project, including rezoning of the property, approval of a certified survey map, approval by the local BID and redevelopment authority and three separate DNR approvals. As a result of the implementation of this strategic management process, our client was able to obtain all of these approvals in just ninety days.*
  • Negotiation of lease, by non-profit corporation, of more than 15,000 square feet of space in mixed-use office and retail building in Chicago’s West Loop.
  • Negotiation of complex multi-site purchase agreement with Menard, Inc. for acquisition, by a Wisconsin non-profit, of outlots of Menard’s stores in Wisconsin and Illinois.
  • Creation of standardized property tax exemption applications, with detailed supporting arguments and documentation, for use by Midwestern non-profit in obtaining property tax exemptions. Since our client began submitting these detailed exemption applications, they have achieved a 100% success rate in obtaining property tax exemptions for their facilities.*
  • Negotiation of lease, by Midwestern university, of space in retail shopping center for use as a satellite campus.
